This is a 9x40ft construction office that I converted to a tiny house. I built this for myself, to buy a piece of land and live in while I built a house/cabin. Unfortunately plans change and I never got around to it.
I have done everything in this trailer thoughtfully.
I resealed the roof and around all the windows, upgraded and expanded the electric, re-insulated, installed ceiling fan and recessed lighting, brand new vinyl flooring, kitchen and cabinets, custom bathroom, washer hookups, etc.
I built this trailer to be flexible, all you need is electric. There is an RV water pump for pressure if you want to run off of a water tank, but it can be bypassed if you have a pressurized water connection. There is an incinerating toilet, so there is no need for a septic system, only grey water to discharge. I did install a water connection next to the toilet in case you want to install a flush toilet in the future. There is an HVAC system with ductwork that goes through the whole trailer.
There is plenty of space for a queen or king size bed in the bedroom, a full size closet, and a separate exit. There is plenty of storage space, lots of kitchen space, and the living room is comfortable with plenty of space for a sectional couch or real recliners and an entertainment center!
This is a really great trailer that would make an awesome place to park on some newly purchased land, as a lake cottage, hunting camp, rental unit, or by a state/national park. Its not perfect cosmetically, but hey, its not an $80,000 build either.
Sold as is, where is. Located in Georgetown, KY. Can be moved short distances with a regular 1/2 ton truck (according to the construction manager I bought it off of), but could go anywhere with a 1 ton. I may be able to help arrange transport if needed. Its ready to go!
