My wife and I have come to the sad decision to sell our tiny house shell due to a change in life circumstances (newborn, and plans for a second child). If you are hoping to be living tiny sooner rather than later, this attractive, well-built shell will get you there. The shell was designed to withstand Montana winters and already has one winter under its belt. All materials were purchased new. Please see the specs below:

-Total square footage is 200 sq. ft. including loft.
-20' Iron Eagle trailer with 14,000 lb GVWR and fender flashing detail to ensure no leaks around the wheel wells.
-Shou sugi ban burnt cedar lap siding (and stained for added weather protection) attached with stainless steel ring-shanked nails to prevent common black streaking of nails in cedar.
-The siding was installed with Coravent sturdi strip rain screen furring strips and detailed with screens at the top and bottom of wall and around windows to prevent bugs, while allowing for the siding to drain and breathe for longevity.
-Galvanized corrugated wainscot metal siding.
-Galvanized Tuf Rib metal panelling for the roof from Bridger Steel.
-Vented roof ridge cap.
-High temp Grace Ice and Water shield roofing underlayment.
-Seven (7) insulated Low E Advanced comfort fiberglass Pella windows and one Velux skylight.
-Custom-built, out swinging Hemlock door, stained and finished with triple coat of Varathane polyurethane.
-Subfloor insulated with 2x6 Rockwool and an additional 1 inch rigid foam board insulation to eliminate thermal bridging between metal trailer frame and floor framing members.
-Standard 2x4 16" OC framing done by myself and a professional, licensed independent contractor/homebuilder with 15 years experience.
-Professional engineer retained to ensure adequate size of double 2x12 LVL ridge beam and double 2x8 LVL cantilevered loft overhang. As well as proper use of structural hold downs, straps and simpsons hangers and hurricane ties installed on all rafters.
-Custom built, removable hitch-mounted exterior storage shed (large enough for 6 pairs of skis, one snowboard, 3 hung sleeping bags and miscellaneous camp gear and tools).
-Lunos Ego air exchanger.
-Sketch Up file that includes as-built framing and exterior details and the layout for the interior design.
-Detailed pictures of nearly every step of the way. Photos of siding and roof flashing details, etc.
-Interior plans call for a raised floor in bathroom and kitchen to allow plumbing to be installed inside of the house rather than in the subfloor or walls where it would be prone to freezing. Great for cold climate.
-Also, plans call for first floor murphy bed for an extra sleeping space in addition to the loft bedroom.
